Zdra\u017eilo se v\u0161e, zbo\u017e\u00ed i slu\u017eby a s&nbsp;t\u00edm se samoz\u0159ejm\u011b zvy\u0161uje i n\u00e1jemn\u00e9. K&nbsp;tomu p\u0159isp\u011bla i skute\u010dnost, \u017ee velk\u00e1 v\u011bt\u0161ina ob\u010dan\u016f ji\u017e nespln\u00ed podm\u00ednky pro z\u00edsk\u00e1n\u00ed hypote\u010dn\u00edho \u00fav\u011bru za \u00fa\u010delem z\u00edsk\u00e1n\u00ed vlastn\u00ed nemovitosti, nav\u00edc v\u00fd\u0161e \u00farokov\u00fdch sazeb je pro \u0159adu z\u00e1jemc\u016f o koupi neakceptovateln\u00e1. Mnoho lid\u00ed tak vol\u00ed bydlen\u00ed v&nbsp;\u201en\u00e1jmu\u201c, ne\u017e ve \u201evlastn\u00edm\u201c, \u010d\u00edm\u017e se zv\u00fd\u0161ila popt\u00e1vka po n\u00e1jemn\u00edch bytech, kter\u00fdch je v&nbsp;p\u0159\u00edpad\u011b t\u011bch \u201edostupn\u00fdch\u201c, tj. zaplatiteln\u00fdch, v\u00e1\u017en\u00fd nedostatek.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Jak\u00fdm zp\u016fsobem V\u00e1m tedy pronaj\u00edmatel m\u016f\u017ee zv\u00fd\u0161it n\u00e1jemn\u00e9?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pronaj\u00edmatel V\u00e1m m\u016f\u017ee zv\u00fd\u0161it n\u00e1jemn\u00e9 p\u0159edn\u011b zp\u016fsobem dohodnut\u00fdm v&nbsp;n\u00e1jemn\u00ed smlouv\u011b. Takovou dohodou b\u00fdv\u00e1 nej\u010dast\u011bji \u201einfla\u010dn\u00ed dolo\u017eka\u201c, podle kter\u00e9 V\u00e1m pronaj\u00edmatel m\u016f\u017ee jednostrann\u011b zv\u00fd\u0161it n\u00e1jemn\u00e9 o pr\u016fm\u011brnou ro\u010dn\u00ed m\u00edru inflace zve\u0159ejn\u011bnou \u010cesk\u00fdm statistick\u00fdm \u00fa\u0159adem (<a href=\"https:\/\/www.czso.cz\/csu\/czso\/mira_inflace\">https:\/\/www.czso.cz\/csu\/czso\/mira_inflace<\/a>). V&nbsp;minul\u00e9m roce byla pro srovn\u00e1n\u00ed pr\u016fm\u011brn\u00e1 ro\u010dn\u00ed m\u00edra inflace 3,8 %. Infla\u010dn\u00ed dolo\u017eka v\u0161ak mus\u00ed b\u00fdt sjedn\u00e1na platn\u011b. Pro \u00faplnost dod\u00e1v\u00e1m, \u017ee se jedn\u00e1 o zv\u00fd\u0161en\u00ed \u201e\u010dist\u00e9ho\u201c n\u00e1jemn\u00e9ho, nikoliv v\u0161ak o zv\u00fd\u0161en\u00ed \u00fahrad za slu\u017eby spojen\u00e9 s&nbsp;u\u017e\u00edv\u00e1n\u00edm bytu.&nbsp; Cenu slu\u017eeb ur\u010duje jejich dodavatel, pronaj\u00edmateli hrad\u00edte z\u00e1lohy na slu\u017eby, kter\u00e9 je povinen pravideln\u011b vy\u00fa\u010dtovat, p\u0159\u00edp. se m\u016f\u017eete dohodnout na \u201epau\u0161\u00e1ln\u00ed\u201c platb\u011b.&nbsp; Problematiku slu\u017eeb spojen\u00fdch s&nbsp;u\u017e\u00edv\u00e1n\u00edm bytu upravuje z\u00e1kon \u010d. 67\/2013 Sb. (z\u00e1kon o slu\u017eb\u00e1ch).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V n\u00e1jemn\u00ed smlouv\u011b m\u016f\u017eete m\u00edt sjednan\u00fd i jin\u00fd zp\u016fsob zvy\u0161ov\u00e1n\u00ed n\u00e1jemn\u00e9ho, pro v\u0161echny dohody v\u0161ak plat\u00ed, \u017ee se n\u00e1jemn\u00e9 z&nbsp;bytu m\u016f\u017ee zvy\u0161ovat pouze jednou za rok, nikoliv \u010dast\u011bji.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pokud Va\u0161e n\u00e1jemn\u00ed smlouva \u017e\u00e1dn\u00e9 ujedn\u00e1n\u00ed o zp\u016fsobu zvy\u0161ov\u00e1n\u00ed n\u00e1jemn\u00e9ho neobsahuje nebo m\u00e1te je\u0161t\u011b tzv. \u201edekret\u201c \u010di star\u0161\u00ed smlouvu, kde je odkaz na tehdy platn\u00e9 pr\u00e1vn\u00ed p\u0159edpisy, m\u016f\u017ee V\u00e1m pronaj\u00edmatel zv\u00fd\u0161it n\u00e1jemn\u00e9 postupem podle ust. \u00a7 2249 ob\u010dansk\u00e9ho z\u00e1kon\u00edku (z\u00e1kon \u010d. 89\/2012 Sb.). Podle tohoto ustanoven\u00ed V\u00e1m pronaj\u00edmatel m\u016f\u017ee v p\u00edsemn\u00e9 form\u011b navrhnout zv\u00fd\u0161en\u00ed n\u00e1jemn\u00e9ho a\u017e do v\u00fd\u0161e srovnateln\u00e9ho n\u00e1jemn\u00e9ho obvykl\u00e9ho v dan\u00e9m m\u00edst\u011b, pokud navr\u017een\u00e9 zv\u00fd\u0161en\u00ed spolu s t\u00edm, k n\u011bmu\u017e ji\u017e do\u0161lo v posledn\u00edch t\u0159ech letech, nebude vy\u0161\u0161\u00ed ne\u017e 20 %. K n\u00e1vrhu u\u010din\u011bn\u00e9mu d\u0159\u00edve ne\u017e po uplynut\u00ed dvan\u00e1cti m\u011bs\u00edc\u016f, v nich\u017e n\u00e1jemn\u00e9 nebylo zv\u00fd\u0161eno, nebo kter\u00fd neobsahuje v\u00fd\u0161i n\u00e1jemn\u00e9ho a nedokl\u00e1d\u00e1 spln\u011bn\u00ed z\u00e1konn\u00fdch podm\u00ednek, se nep\u0159ihl\u00ed\u017e\u00ed. Souhlas\u00edte-li s n\u00e1vrhem na zv\u00fd\u0161en\u00ed n\u00e1jemn\u00e9ho, m\u00e1te povinnost hradit zv\u00fd\u0161en\u00e9 n\u00e1jemn\u00e9 po\u010d\u00ednaje t\u0159et\u00edm kalend\u00e1\u0159n\u00edm m\u011bs\u00edcem po dojit\u00ed n\u00e1vrhu. Nesd\u011bl\u00edte-li p\u00edsemn\u011b pronaj\u00edmateli do dvou m\u011bs\u00edc\u016f od dojit\u00ed n\u00e1vrhu, \u017ee se zv\u00fd\u0161en\u00edm n\u00e1jemn\u00e9ho souhlas\u00edte, m\u00e1 se za to, \u017ee s&nbsp;n\u00e1vrhem nesouhlas\u00edte. Pronaj\u00edmatel m\u00e1 pak pr\u00e1vo navrhnout ve lh\u016ft\u011b dal\u0161\u00edch t\u0159\u00ed m\u011bs\u00edc\u016f, aby v\u00fd\u0161i n\u00e1jemn\u00e9ho ur\u010dil soud.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Inflace v&nbsp;minul\u00e9m roce se zvy\u0161ovala zp\u016fsobem, kter\u00fd jsme v&nbsp;\u010cesk\u00e9 republice za posledn\u00edch 20 let nezaznamenali.
