Tento \u00fadaj je d\u016fle\u017eit\u00fd p\u0159edev\u0161\u00edm pro n\u00e1jemce, kte\u0159\u00ed maj\u00ed v n\u00e1jemn\u00ed smlouv\u011b sjednanou infla\u010dn\u00ed dolo\u017eku. Pr\u00e1v\u011b v takov\u00e9m p\u0159\u00edpad\u011b m\u016f\u017ee doj\u00edt ke zv\u00fd\u0161en\u00ed n\u00e1jemn\u00e9ho o tuto m\u00edru. Jin\u00fdmi slovy, o 2,5 % se m\u016f\u017ee n\u00e1jemn\u00e9 zv\u00fd\u0161it pouze tehdy, pokud to n\u00e1jemn\u00ed smlouva v\u00fdslovn\u011b umo\u017e\u0148uje prost\u0159ednictv\u00edm infla\u010dn\u00ed dolo\u017eky.<\/p>\n\n\n\n<p>Ofici\u00e1ln\u00ed \u00fadaje o v\u00fd\u0161i inflace zve\u0159ej\u0148uje \u010cesk\u00fd statistick\u00fd \u00fa\u0159ad na sv\u00fdch webov\u00fdch str\u00e1nk\u00e1ch, kde si je mohou n\u00e1jemci i pronaj\u00edmatel\u00e9 kdykoliv ov\u011b\u0159it.<\/p>\n\n\n\n<p>Ne ka\u017ed\u00e1 n\u00e1jemn\u00ed smlouva v\u0161ak infla\u010dn\u00ed dolo\u017eku obsahuje. V praxi se setk\u00e1v\u00e1me i s jin\u00fdmi ujedn\u00e1n\u00edmi o zvy\u0161ov\u00e1n\u00ed n\u00e1jemn\u00e9ho, nap\u0159\u00edklad s p\u0159edem stanoven\u00fdm procentem nebo konkr\u00e9tn\u00ed \u010d\u00e1stkou. Pokud je zp\u016fsob zvy\u0161ov\u00e1n\u00ed n\u00e1jemn\u00e9ho ve smlouv\u011b dohodnut, postupuje se v\u017edy podle toho, co si strany sjednaly v n\u00e1jemn\u00ed smlouv\u011b.<\/p>\n\n\n\n<p>Existuj\u00ed ale i n\u00e1jemn\u00ed smlouvy, kter\u00e9 neobsahuj\u00ed \u017e\u00e1dnou dohodu o zvy\u0161ov\u00e1n\u00ed n\u00e1jemn\u00e9ho, tedy ani infla\u010dn\u00ed dolo\u017eku, ani jin\u00fd mechanismus. V takov\u00e9m p\u0159\u00edpad\u011b se postupuje podle ob\u010dansk\u00e9ho z\u00e1kon\u00edku. Ten stanov\u00ed, \u017ee pronaj\u00edmatel m\u016f\u017ee navrhnout zv\u00fd\u0161en\u00ed n\u00e1jemn\u00e9ho nejv\u00fd\u0161e jednou ro\u010dn\u011b, p\u0159i\u010dem\u017e sou\u010det v\u0161ech navr\u017een\u00fdch zv\u00fd\u0161en\u00ed za posledn\u00ed t\u0159i roky nesm\u00ed p\u0159es\u00e1hnout 20 %. Nejde tedy o automatick\u00e9 nav\u00fd\u0161en\u00ed, ale v\u017edy o n\u00e1vrh, kter\u00fd mus\u00ed spl\u0148ovat z\u00e1konn\u00e9 limity.<\/p>\n\n\n\n<p>Z\u00e1kladn\u00ed pravidlo je jednoduch\u00e9: rozhoduj\u00edc\u00ed je obsah n\u00e1jemn\u00ed smlouvy. Teprve pokud smlouva ot\u00e1zku zvy\u0161ov\u00e1n\u00ed n\u00e1jemn\u00e9ho v\u016fbec ne\u0159e\u0161\u00ed, pou\u017eije se z\u00e1konn\u00e1 \u00faprava. Doporu\u010dujeme proto n\u00e1jemc\u016fm, aby si svou n\u00e1jemn\u00ed smlouvu pe\u010dliv\u011b pro\u0161li a v p\u0159\u00edpad\u011b nejasnost\u00ed se nev\u00e1hali obr\u00e1tit na na\u0161i organizaci.<\/p>\n\n\n\n<p>Sdru\u017een\u00ed n\u00e1jemn\u00edk\u016f \u010cR je p\u0159ipraveno pomoci n\u00e1jemc\u016fm s v\u00fdkladem n\u00e1jemn\u00edch smluv i s posouzen\u00edm, zda je navrhovan\u00e9 zv\u00fd\u0161en\u00ed n\u00e1jemn\u00e9ho v souladu se z\u00e1konem.<\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pr\u016fm\u011brn\u00e1 ro\u010dn\u00ed m\u00edra inflace za rok 2025 \u010din\u00ed 2,5 %.
