Podle Sdru\u017een\u00ed n\u00e1jemn\u00edk\u016f \u010cR (SON \u010cR) jde o krok spr\u00e1vn\u00fdm sm\u011brem, kter\u00fd by mohl zlep\u0161it dostupnost bydlen\u00ed a omezit spekulativn\u00ed chov\u00e1n\u00ed na trhu s byty.<\/p>\n\n\n\n<p>\u201eByty maj\u00ed slou\u017eit k bydlen\u00ed, ne z\u016fst\u00e1vat pr\u00e1zdn\u00e9, slou\u017eit ke kr\u00e1tkodob\u00fdm pron\u00e1jm\u016fm nebo b\u00fdt vyu\u017e\u00edv\u00e1ny jako kancel\u00e1\u0159e. Sou\u010dasn\u00fd syst\u00e9m je pro vlastn\u00edky p\u0159\u00edli\u0161 v\u00fdhodn\u00fd a nemotivuje je k tomu, aby sv\u00e9 byty pronaj\u00edmali k dlouhodob\u00e9mu bydlen\u00ed. Da\u0148ov\u00e1 reforma je proto nutn\u00e1,\u201c uvedla Lenka Vesel\u00e1, p\u0159edsedkyn\u011b SON \u010cR.<\/p>\n\n\n\n<p>OECD upozor\u0148uje, \u017ee v \u010cesku je da\u0148 z nemovitost\u00ed v mezin\u00e1rodn\u00edm srovn\u00e1n\u00ed velmi n\u00edzk\u00e1. To podporuje trend, kdy jsou byty \u010dasto vn\u00edm\u00e1ny sp\u00ed\u0161e jako investice ne\u017e jako domovy. Pokud by se da\u0148 pravideln\u011b p\u0159epo\u010d\u00edt\u00e1vala podle tr\u017en\u00ed hodnoty, vlastn\u00edci by v\u00edce zva\u017eovali, zda byty nechaj\u00ed pr\u00e1zdn\u00e9, nebo je uvedou na trh k dlouhodob\u00e9mu bydlen\u00ed.<\/p>\n\n\n\n<p>Podle SON \u010cR by reforma m\u011bla m\u00edt jasn\u00fd c\u00edl: motivovat vlastn\u00edky k uzav\u00edr\u00e1n\u00ed <strong>dlouhodob\u00fdch n\u00e1jemn\u00edch smluv<\/strong>, a t\u00edm stabilizovat trh s n\u00e1jemn\u00edm bydlen\u00edm. Zv\u00fd\u0161en\u00e9 v\u00fdnosy z dan\u011b by z\u00e1rove\u0148 m\u011bly b\u00fdt vyu\u017eity na podporu dostupn\u00e9ho bydlen\u00ed pro n\u00edzkop\u0159\u00edjmov\u00e9 dom\u00e1cnosti.<\/p>\n\n\n\n<p>\u201ePokud se chceme p\u0159ibl\u00ed\u017eit standard\u016fm vysp\u011bl\u00fdch evropsk\u00fdch zem\u00ed, mus\u00edme se odv\u00e1\u017eit i nepopul\u00e1rn\u00edch krok\u016f.
